What the table shows

The table above compares listed prices for sale and rents for each Amman area we cover, then splits them by home type: apartments, villas, duplexes. Figures are in Jordanian dinars, for the whole home, not per square metre.

It includes homes already sold or let. It does not show the final amount agreed in a sale or a tenancy.

The date under the table shows when it was last read from our listings. Every home listed on our site counts, however long ago it was listed, at the price its listing shows.

How each row is built

  • A range needs at least 3 homes of the same type in the same area. With fewer, the row says "Ask for current range" and gives the count instead of a figure. We round the ends of a range: the low end down and the high end up.
  • A median needs at least 5 homes. It is the middle price once the listed prices are put in order; with an even number of homes, it is halfway between the two middle prices. We round it for display, and we don't show averages, because one large villa can pull an average far from what most homes cost.
  • Rents in Amman are quoted per year. We divide them by 12 so you can compare them with a monthly budget, and the row says when we have. The monthly figure is for comparison only: check each rental's own payment terms.
  • Listings without a public price in Jordanian dinars are left out.

How to read it

  • Read the type line, not only the area line. The area line combines the listed prices of different home types. If you are looking for an apartment, compare your budget with the apartment line.
  • A short row is a small sample. Three homes give a range, not the whole market. The count beside each row tells you how much it rests on.
  • A listed price is where a negotiation starts. It is the price shown on the listing.
  • Price also varies with size and condition. Two apartments on the same street can be listed far apart because of floor area, floor, age, finishing and parking. Each listing shows these; the table can't.

What the numbers don't show, area by area

  • Abdoun: Most homes we list in Abdoun are for sale: apartments, villas and the occasional duplex, on established family streets near the embassies, Taj Mall and Via Amman. We list fewer for rent, apartments and some duplexes. When comparing prices in Abdoun, set a villa against other villas and an apartment against other apartments.
  • North Abdoun: In North Abdoun we mostly list apartments for rent, furnished and unfurnished, with the rent quoted per year. The area sits between Abdoun and Sweifieh and is walkable, with cafes and restaurants close by, which suits expats and Jordanians returning from abroad.
  • Deir Ghbar: We list homes for sale and for rent in Deir Ghbar, and those for sale are mostly apartments, with the occasional duplex. Its residential streets are calmer, with the Abdoun Corridor, Sweifieh Village, Airport Road and the Seventh Circle close by.
  • Sweifieh: Most homes we list in Sweifieh are apartments for sale, with a few duplexes, close to shops, clinics and Sweifieh Village. Quieter, mixed back streets sit behind the busy ones, and Airport Road and the Seventh Circle are close by.
  • Um Uthaina: Most homes we list in Um Uthaina are for sale, in an area of mid-rise and serviced buildings near Golden Gate Mall and Mecca Street. Parts of Um Uthaina are relatively flat, and the Abdoun Corridor and Airport Road are within easy reach.
  • Jabal Amman: Most homes we list in Jabal Amman are apartments for sale, with a few duplexes, near the First and Third Circles, Rainbow Street, Abdali and downtown. Its buildings are of mixed ages and change block by block, so apartments on neighbouring streets can be very different homes.
  • Jabal Al-Lweibdeh: Jabal Al-Lweibdeh is a walkable neighbourhood of older buildings around Paris Square, with cafes such as Rumi Cafe and Rakwet Arab and Abdali Boulevard close by. We list only a few homes here, for sale and for rent.

How this compares with official figures

The Central Bank of Jordan and the Department of Lands and Survey publish a quarterly Real Estate Asset Price Index, built from registered sales. It is calculated by governorate and asset type, not by neighbourhood, and it tracks how prices move against a 2012 base rather than what a home costs. Use it for the trend, and this table for what homes in a particular Amman area are listed at.

Using it with a budget

Find the areas whose type line fits your budget, then open each area's guide, linked above, for who it suits, what is nearby and the homes listed there now. Where an area says "Ask for current range", ask us about the homes and listed prices we are seeing there.
